Edward D. Andrews

Edward D. Andrews is the Managing Director of Andrews Real Estate Advisors, bringing over thirty-seven years of expertise in commercial real estate to his clients. His extensive experience, gained through representing both tenants and landlords, provides him with unique insights into the office space leasing process. His clients also benefit from his strong financial acumen in real estate, backed by a Master’s in Real Estate Science.
Edward began his New York City real estate career in 1985 with Cross & Brown Co., a subsidiary of Metropolitan Life Insurance, where he gained experience in tenant representation, property management, and leasing. He went on to manage leasing as agent for the Zurich American Insurance office tower, 59 John Street office, in the downtown NYC insurance district and represented Brown Brothers Harriman at 63 Wall St. as well as the U.S. Trust Company at 45 Wall St. om the leasing of their office buildings.
Over the years, Edward has negotiated more than 250 leases, including representing tenants such as American International Group, Home Insurance Co., and The Hallwood Group. His accomplishments also include the sale of the 65 Liberty St., formerly the NY Chamber of Commerce building, to the International Commercial Bank of China, as well as valuing and renegotiating the ground lease for 59 John St. for Maryland Insurance Group.
In 1992, Edward joined Newmark Real Estate Services in NYC, where he continued his role as a tenant leasing specialist and building leasing agent. Notably, he represented G.E. Capital in leasing its 600,000-square-foot office buildings at 111 and 115 Broadway.
Edward holds a Master’s in Real Estate Science from New York University. He is also a LEED AP certified professional with the U.S. Green Building Association, which gives him the expertise to advise clients on the environmental sustainability and efficiency of office buildings.
A passionate advocate for urbanism and sustainability, Edward is a founding board member of the Congress for Urbanism NY State Chapter, which focuses on developing sustainable cities and communities. He has also served on the N.Y. Chamber of Commerce Membership Committee, where he achieved the distinction of recruiting the largest number of new members, and he is a past board member of the International YMCA, where he led their annual fundraising campaign. Currently, he serves on the board of the Sons of the Revolution in the State of New York, the steward of Fraunces Tavern.
Edward is deeply involved in the arts and preservation, as reflected in his memberships in organizations such as The National Arts Club, The Players, The New York Landmarks Conservancy, and Historic New England. His personal interests also extend to exploring the countryside of the British Isles and Portugal, as well as enjoying leisure activities through his memberships in the Badminton Club of the City of NY and the Amateur Comedy Club.
Through his professional experience and commitment to sustainable development, preservation, and the arts, Edward D. Andrews continues to make significant contributions to New York City’s real estate and cultural landscapes.
Eleanor Vail

Eleanor Vail is a seasoned professional. She is a realtor with four decades of experience in commercial real estate office space leasing and sales. Eleanor started her career in 1984 with the top-flight real estate firm of Cross and Brown Company.

Eleanor Vail is a graduate of Vassar College.
In her spare time, Eleanor swims, skis, and plays classical piano. She has for many years enjoyed travel in Portugal and Spain.
Victor Van Ness

Victor Van Ness is a realtor and professional engineer with 30 years of experience in both design and real estate. His unique blend of technical expertise and real estate knowledge allows him to offer clients highly informed and innovative solutions. Victor has worked on real estate projects such as Hudson Yards, Arthur Ashe Stadium, and for agencies including the New York State Department of Transportation, Port Authority of New York and New Jersey, and the NYC Department of Environmental Protection, among others.
Throughout his career, Victor has managed complex, multi-phase projects involving diverse teams, tight timelines, and vast resources. His strong engineering background gives him a deep analytical approach to understanding market trends, real estate data, and forecasts. He is skilled in gathering, organizing, and analyzing real estate information to resolve intricate challenges, making him a reliable expert in navigating the commercial real estate sector.
Victor’s ability to assess market trends and forecast future developments makes him invaluable in determining the optimal use of capital for his clients. He excels in performing due diligence and successfully negotiating deals between landlords and tenants in the commercial real estate market.
Outside of work, Victor enjoys swimming, hiking, and exploring Ireland. He holds a degree in engineering from the University of Southern Alabama.
