Edward D. Andrews

Managing Director

Edward D. Andrews is the Managing Director of Andrews Real Estate Advisors; He has thirty-seven years’ experience in commercial real estate.

He brings to the benefit of his clients special insight into the office space leasing process resulting from his representation of both tenants and landlords in the real estate market. His clients also benefit from his sophisticated real estate financial acumen in consequence of his Masster in Real Estate Science.

He began his N.Y.C real estate career in 1985 at Cross & Brown Co., a Metropolitan Life Insurance subsidiary. While at Cross & Brown Co., he performed tenant representation work as well as the role of property manager and leasing agent for corporate office building owners. For Zurich American Insurance at its 59 John Street office tower, a 100,000 s.f. building located in the downtown NYC insurance district, he acted as leasing and property manager. In addition, Mr. Andrews acted as leasing agent for 63 Wall St., owned by Brown Brothers Harriman, one of the largest private investment banks in the US, and the U.S. Trust Company building at 45 Wall St..

He has transacted more than 250 leases representing tenants in the NYC office space market. Among these tenants are the American International Group, Home Insurance Co., Axel-Johnson Ore and Metals, and The Hallwood Group.  In the area of property sales, he sold the 65 Liberty St., the former NY Chamber of Commerce building to the International Commercial Bank of China. For the Maryland Insurance Group, he has performed the valuation of the 59 John St. (NYC) land and renegotiation of the building’s ground lease.

In 1992, Edward Andrews joined Newmark Real Estate Services in N.Y.C. where he continued in his roles of tenant leasing specialist and property manager and leasing agent for Zurich American. While at Newmark he also represented G.E. Capital in the leasing of its 600,000 s.f. office buildings at 111 and 115 Broadway.  


Mr. Andrews is a graduate of Sarah Lawrence College and has a Master of Real Estate Science from New York University. He possesses the U.S. Green Building Association LEED AP certification attesting to an understanding of green building practices.  The credential contributes to his tenant representation work since he is qualified to advise on the environmental health and efficiency of office buildings.

He is a founder and board member of the Congress for the Urbanism NY State Chapter, an organization dedicated to the development of sustainable cities, towns, and neighborhoods. He has served on the N.Y Chamber of Commerce Membership Committee where he had the distinction of recruiting the largest number of new Chamber members. He is a past board member of the International YMCA for which he led the annual fundraising campaign, and currently, is a board member of the Sons of the Revolution in the State of New York that is the steward of Fraunces Tavern.

His interest in the arts and buildings is reflected by his memberships in The National Arts Club, The Players, NY Landmarks Conservancy, Historic New England, Vernacular Architecture Forum, Institute of Classical Architecture and Art, and National Trust for Historic Preservation. He also is a member of the Badminton Club of the City of NY and the Amateur Comedy Club. He enjoys exploring the countryside of the British Isles and Portugal.

Eleanor Vail

Director

Eleanor Vail is a polymath professional.  She is a realtor and attorney with four decades of experience in commercial real estate office space leasing and sales, appraisal, and real estate law.  Eleanor started her career in 1984 with the topflight real estate firm of Cross and Brown Company.    

Among the numerous companies for which Eleanor has successfully negotiated office space leases are:

  • Pandick Inc., a major financial printer – 10,000 sq. ft – 150 Broadway
  • First Manhattan Consulting Group, a management consulting firm
    – 15,000 ft – 90 Park Ave.

Her expertise in real estate law enhances her ability to serve her tenant customers.  She has bar admissions in New York State, Connecticut, Federal District Court (Southern District of New York), Federal District Court (Eastern District of New York), and the Supreme Court of the United States.

In addition to her legal expertise, Eleanor Vail is a real estate appraiser who brings to real estate transactions an unusual degree of acumen for analyzing financially complex real estate problems.  Her appraisal experience has made her particularly sensitive to the monetary value of an office space’s material and non-material attributes. 

Eleanor Vail is a graduate of Vassar College and New York Law School.  She is a member of the New York Women’s Bar, a founder of Real Estate Women of New York, and a past board member of the International YMCA.  New York Magazine named her in 2010 as one of the 100 Top Women Lawyers.  

In her spare time, Eleanor swims, skis, and plays classical piano.  She has for many years enjoyed travel in Portugal and Spain.

Victor Van Ness

Director

Victor Van Ness is a realtor and professional engineer who brings thirty years of design and real estate experience to his transactions.  He brings an unusual degree of tech savviness to the services that he offers his clients.  He has worked on major real estate transactions at Hudson Yards, Arthur Ashe Stadium, and Infra Tech Engineering, NY State Dept. of Transportation, NY Dept. of Environmental Protection, and Port Authority of New York and New Jersey, and NYC Parks Dept..  

This work experience involved complex and tasking projects using multiple resources, timelines, and teams.  His analytical engineering background makes him especially adept in understanding real estate, trends, data, and forecasts.  He has the acumen for collecting real estate information, and then, assembling, visualizing, and investigating the information for the resolution of complex real estate situations.  He leverages his knowledge of market trends and statistics to forecast futures within the office space market and determine the best use of a company’s capital according to its goals. In short, he is an expert in performing the due diligence to broker real estate deals and interact with landlords and tenants in the commercial sector.

In his spare time, Victor enjoys swimming, hiking, and exploring Ireland.  

Mr. Van Ness has a degree in engineering from the University of Southern Alabama.
